Property description

Perched above the Swartland town of Piketberg, the Piket-Bo-Berg range is reached by climbing the winding Versfeld Pass through a valley dotted with fruit farms and flower growers. On a clear day, you can pick out Table Mountain from the highest points, roughly 150km distant - a striking reminder of just how far this farm's views reach.

This particular property sits on the western side of the range, in an area newly recognised for winemaking thanks to its distinctive soils, climate and roughly 900mm of annual rainfall. Spanning 261.34ha, it's a true dual-purpose holding: run it as an active farm, turn it into a retreat away from city life, or simply keep it as a private mountain escape. Opportunities of this size and calibre don't surface often in this area.

THE LAND

  • 261.34ha in total, split by the road (about 6.3ha sits below the road, near the large dam and guest cottage)
  • 100ha of arable ground, 20ha of which already has mainline irrigation infrastructure
  • Roughly 160ha of mountainous terrain, a good portion set apart from the working farmland - well suited to a retreat or low-impact development
  • Rich, fertile soil capable of supporting a wide range of crops, from vegetables, oats and canola to fruit, citrus, nuts and vines, alongside naturally occurring fynbos and buchu

FARMING TODAY & TOMORROW

The land currently supports a young fig orchard, a small olive planting, wild buchu, and a modest sheep operation. The wider region has recently gained recognition as promising grape-growing country, with a local winery already turning out well-regarded wines - leaving plenty of room for a buyer to expand into viticulture or other crops.

WATER

  • 85 000m³ of registered water rights
  • Three catchment dams (8 000m³, 12 000m³ and 49 900m³ - the smallest needs some repair)
  • Two boreholes yielding 3 000 and 3 500 litres per hour, both good quality
  • Two springs feeding the main house and guest cottage
  • Seasonal streams and waterfalls

POWER: ESKOM 3-phase supply

BUILDINGS

  • Main house (±270m²): open-plan living, dining and breakfast area with sweeping west-coast views, a fitted kitchen, pantry, scullery, three bedrooms and two bathrooms (two bedrooms upstairs), plus a double garage and separate braai room. Some flooring, tiling and garage doors still need finishing.
  • Guest cottage by the main dam: living and dining area with a kitchenette, three bedrooms, one bathroom, and a veranda facing the water
  • Two sheds: 465m² (plus a 45m² lean-to) and 176m²
  • Five worker cottages: a semi-detached pair of one-bedroom units, plus separate two-, three- and four-bedroom cottages - all wired for power with water and bathrooms in place. They'll need some renovation but could generate solid income as self-catering units.
  • No resident labour on site, no land claims, and a genuinely secure, quiet setting

GETTING THERE

About 23km to Piketberg, 62km to Citrusdal (home to The Baths hot springs), 92km to Elands Bay, 128km to Lamberts Bay, and 168km to Cape Town.

THE COMMUNITY

Piket-Bo-Berg has built a tight, welcoming community of farmers and lifestyle landowners, who come together for a well-attended monthly farmers market - worth the drive from Cape Town alone for the fresh produce, baked goods, olive oil and mead on offer.

Down in Piketberg itself, you'll find a nine-hole golf course, solid medical facilities, a vet, good schools, restaurants, a farmers' co-op and a couple of wine estates on the edge of town. For the outdoor-minded, the Groot Winterhoek Wilderness, 22 Waterfalls Farm, Beaverlac, Porterville's paragliding, the Cederberg, Elands Bay's surf breaks and Lamberts Bay's Bird Island are all within reach.

The seller is VAT registered.

A rare chance to own a substantial piece of the Piket-Bo-Berg - get in touch to arrange a viewing.
